Making a home rent ready can be tedious. There are numerous vendors to call on like maid service, carpet cleaners, h andy men, glass replacement, gutter cleaners, lawn service and in some instances it's a good time to start major projects. Don't forget about the utilities! Rely on Advantage Property Mgmt's extensive network of vendors and our expertise in managing the process to make it as simple as possible. At only $200 + $10 per utility it's affordable too.

30 Day Marketing Guarantee

The last thing you want to do is have your home sit on the market for 60, 90, or even 120 days. We guarantee that we can find a quality tenant for your home in 30 days or the first THREE months management fees are FREE!

Our Conditions for the 30 days Rental Guarantee:

APM must have final say on the Rental price
The home must be vacant
Must allow approved pets (Max of 2)
The home must be otherwise ready for tenant

Leasing Guarantee

We guarantee that you will NEVER pay 2 leasing fees in the same 12 month period. The only exception would be a federal military relocation. We guarantee your tenant will stay 12 months or we will find a replacement tenant at no additional charge.

Eviction Guarantee

We stand behind our decisions. If we place a tenant and at any time they fail to live up to their promises we will process the eviction at cost. You will only pay for postage, filing fees, and the actual cost of the eviction crew. It's rare, but we'll be there from the demand letter, court appearances, and the final set out.

MARKETING

As your property management company, our goal is to reach the largest audience so we have the choice of best applicants. We use the latest technology and the tried & true methods to find the best tenants.

SCREENING

Our policy is that all adults that occupy a property must apply for the property and be named on the lease. We put everyone through an extensive 5 point screening process that includes credit, criminal background, income, civil background, and previous rental history.

RENT COLLECTION

With good technology we make it easy for tenants to pay and pay on-time. We collect all rent owed to you, direct deposit to your account, provide a monthly statement & provide annual tax forms.

TENANT MANAGEMENT

We enforce the lease which includes making sure rents are paid on time, following through on the penalties if they are not and making sure the property is kept in ideal condition. We collect and maintain security deposits and make sure you are covered if disputes arise.

MAINTENANCE

We are on call for all emergency maintenance calls. We make sure the items reported are true maintenance issues and if so have a network of local contractors to handle every situation professionally and quickly. We see that the contractor is paid and that your reports are updated accordingly.

PROPERTY INSPECTIONS

We perform routine inspections of every property. We know unreported maintenance or unmonitored tenants can create large expenses.

FINANCIALS

With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. Log into your owner portal to view statements & more.

MAKE RENT READY

Through our network of vendors we can manage getting your home ready for the market. Whether it's a simple cleaning or a total rehab we can manage the process from start to finish.

EVICTION GUARANTEE

We stand behind our tenant placement procedure. If we have placed a tenant and they fail to perform we handle the eviction at cost only. No extra charge for our experience or time or headache. Our goal is to always make it right.
