Can you hold a place before I apply?
We cannot. To hold a property you will need to apply and be approved. By paying the non-refundable reservation fee (1 month payment) we will remove the property from the market and hold it for your impending move-in up to 30 days. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We ask that you pay a non-refundable reservation fee once you are approved. This is a non-refundable fee that becomes the payment for your first full month in the property. Depending on your actual move-in day we will prorate the amount of the 2nd month. The security deposit is due when you take possession of the property. -
How old do you have to be to apply?
Our policy is that ALL ADULTS, 18 years or older that live in the property must apply and be named on the lease. The ONLY exceptions are for commuting students or elderly adults that are related to the tenants named on the lease, but will not be financially responsible for the rent payments. -
Is the deposit refundable?
Yes, provided the lease ends in a good standing and the property is returned in an acceptable state the security deposit is 100% refundable. -

How do I pay rent?
We accept all types of payments. The easiest method is by using the portal and submitting an e-check. This is free to you. We accept Credit Card (fees apply), Check, Money Order, or Cash (via the RentMoney service, fees apply) -
I want to get a pet. What do I do?
Please contact your property manager to discuss your specific pet. -
I want to move out, but my roommate wants to stay. What do I do?
We do not sign individual leases. If you wish to make changes to the tenants on the lease we will be happy to help you through the process of amending the lease. If someone is moving in we require that person to go through the application process. -
My lease expiration is coming and I want to move out. What do I do?
Our lease requires a 60 day notice. You can provide that notice in the tenant portal or by email. -
Who is responsible for paying for repairs & maintenance requests?
In GA, the owner is responsible for all maintenance on the property. However, the tenant has obligations too. Damage caused by a tenant's action or inaction may result in charges to the tenant.
